4 Point Inspection in Homestead, FL
I live in Homestead, so most homes here are a short drive for me. If your insurance asked for a 4 point or a wind mit, text me the address and you'll usually have a time the same day.

Why Homestead homes get these letters
Much of Homestead was rebuilt after Hurricane Andrew, between 1993 and 1996, and those houses are now more than 30 years old. That puts them past the 20 year line at Citizens, and past the 25 to 30 years many private insurers use.
South Dade is a mix, though. Here's how many homes were built before 2000 around here:
| Area | Median year built | Built before 2000 |
|---|---|---|
| Redland | 1987 | 92% |
| Leisure City | 1981 | 70% |
| Goulds | 1986 | 61% |
| Florida City | 1990 | 60% |
| Homestead | 2001 | 45% |
| Princeton | 2008 | 32% |
| Naranja | 2007 | 31% |

The good news for post-Andrew homes
If your home was permitted after September 1, 1994 under the South Florida Building Code, that can count in your favor on the first question of the wind mitigation form. So the same age that gets you the 4 point letter can help you on the wind mit. I do both in one visit.
For what a 4 point covers and why reports get sent back, see the full 4 point page.
Hi, I'm Evelio
I'm a U.S. military veteran and a Florida licensed home inspector (HI18810), and this is my family's business with my wife Lumey and our son Jason. When you call, you get me, and when the inspection happens it's me on your roof and in your attic, with no subcontractor.
I don't work for the insurance company. I work for you, and I'll tell you the truth about the house in English o en español. You can read my 8 Google reviews (5.0 stars), check my InterNACHI profile, or see everything I do on my main website.

Questions people ask me
My Homestead house was rebuilt after Hurricane Andrew. Will I need a 4 point?
Probably. Much of Homestead was rebuilt between 1993 and 1996, so those homes are now more than 30 years old. That's past the 20 year line at Citizens and the 25 to 30 years many private insurers use.
Does a post-Andrew house help with wind mitigation?
It can. In Miami-Dade, homes permitted after September 1, 1994 under the South Florida Building Code can qualify on the building code question.
My new build is under 20 years old. Do I need anything?
Usually not a 4 point. A wind mit can still earn credits, and if your builder warranty is close to ending, an 11-month inspection is worth a look. That one's on my main website.
