What changes the price in Miami

  • The size of the house. More openings and more roof means more to measure and photograph.
  • The roof. More roof planes take longer, and a hard attic to get into adds time too.
  • How many reports you need. A wind mit, 4 point and roof certification all fit in one visit of about 90 minutes.
  • Your paperwork. Roof permits and window receipts can prove a feature, so have them ready.

What you should get for the money

The price means nothing if the report comes back. Here's what you should expect from anyone you hire:

  • The current OIR-B1-1802 (Rev. 04/26) form, since it's required for inspections since April 1, 2026.
  • A photo behind every answer, because Citizens can order its own inspection to verify a form.
  • A licensed person who does the inspection personally and signs it.
  • Someone who picks up the phone if your agent has a question later.

Can you get one for free?

Maybe. The My Safe Florida Home program offers free wind mitigation inspections for owner-occupied, homesteaded single-family homes. Funding can run out, so check mysafeflhome.com for where it stands right now.

If you qualify and you're not in a hurry, apply. If your insurer gave you a deadline or you don't qualify, call me and you'll usually have the report this week.

Is it worth paying for?

Florida insurers have to offer discounts for hurricane features, but they can only credit what's on the form. So the only way to know what you're leaving on the table is to get the features written down. It's also good for up to 5 years, which spreads the cost out a lot.

Here's everything the form asks about on the wind mitigation inspection page, and here's what's covered on a 4 point inspection.

Hi, I'm Evelio

I'm a U.S. military veteran and a Florida licensed home inspector (HI18810), and this is my family's business with my wife Lumey and our son Jason. When you call, you get me, and when the inspection happens it's me on your roof and in your attic, with no subcontractor.

I don't work for the insurance company. I work for you, and I'll tell you the truth about the house in English o en español. You can read my 8 Google reviews (5.0 stars), check my InterNACHI profile, or see everything I do on my main website.

Questions people ask me

Does insurance pay for a wind mitigation inspection?

Usually you pay for it yourself. The state's My Safe Florida Home program offers free inspections to people who qualify, when it has funding.

Why do some inspectors charge less?

Usually it comes down to what's included. Ask if it's on the current Rev. 04/26 form, if every feature gets a photo, and who's really going to be in your attic.

Is it cheaper to do the 4 point at the same time?

Yes. It's one trip instead of two, and the price guide shows a bundle costing less than booking them apart.

How long until a wind mit pays for itself?

That depends on your insurer and your house, so I won't guess at your number. The report can stay good for up to 5 years, so any credit you get can repeat each year you keep the policy.
